More Work than Simple Staging, but worth it

Staging a home tends to revolve around simple, less permanent tips, tricks, and ideas. While many of these ideas are great and really will help sell a home, sometimes a little more effort is required. While you may not be able or willing to engage in a complete renovation, there are some updates you can do that will make a huge difference in the look and feel of your home, the sale price, and the length of time your home is on the market.

The key is to make things seem as fresh and new and possible. Outdated items scream "old" (and probably worse for wear) to buyers. Even if an item is quite old, it may be in great shape and will look newer if updated. Cabinets are a perfect example. Older cabinetry is in many cases higher quality than what is used in many homes today. Unless you purchased custom cabinetry that you picked out yourself, the cabinetry is unlikely to be top of the line in a newer home.

Older styles are more likely to be well constructed and made of wood. That should be a selling point. No pressboard here! However, if the cabinets look dingy or outdated, it takes away from the positive aspects. There are several options available for updating cabinetry, which you may be able to do yourself instead of replacing cabinets.

Bathroom cabinets, kitchen cabinets, and other built in styles will benefit from different treatments. The look and feel of the entire room will change after you address the cabinetry. You might want to add a few more touches to continue making the space look fresher (lighting fixtures, etc.) but updating cabinetry is a huge step in the right direction.
